Pricing

What is your home worth?

Your home is most likely your most significant financial asset, so understanding its value in the current market matters. Pat conducts a comprehensive price analysis based on recent sales of comparable homes in your neighborhood, cross checking municipal, tax, and MLS records along with your home's condition, location, and special features.

The market ultimately decides value: what a buyer is willing to pay. The job at pricing time is to position your home competitively from the moment it goes live in the MLS, so you get the highest possible price and the best return on your investment. Price influences your sale in four main ways:

01Maximizes your home's exposure to buyers and agents
02Determines how quickly your home will sell
03Sets the stage for how much you will earn from your sale
04Determines if your home appraises for the purchase price

The Market

Get to know the market

One of the first things Pat does when you meet is review the current market numbers for homes in your area. These five terms come up in every pricing conversation, and they shape every decision that follows.

Months of inventory

The number of months it would take for the current homes on the market to sell, given the current pace of home sales. Low inventory favors sellers, higher inventory gives buyers more choice and more leverage.

Listing price vs. sale price

The difference between the list price and the sale price. If sale prices are running higher than list prices, it is likely a seller's market. If homes are closing below list, buyers are negotiating.

Days on market (DOM)

The amount of time your home is on the market, from when it is listed until it is pending or under contract. The more days on the market, the higher the chances of a price cut, which is why the first two weeks matter so much.

Median home price

The middle point between the highest and lowest sold prices in a market. It gives a cleaner read on where the market sits than an average, which a few very high or very low sales can skew.

Interest rates

Rates shape affordability. When rates are low, more buyers can afford your home and competition tends to rise. When rates are high, fewer buyers qualify, and pricing and presentation have to work harder.

Numbers are the starting point, not the answer.

Reach out for feedback specific to your home, your street, and your timing. That is where a general market read becomes a real pricing strategy.

Preparation

Getting your home ready to sell

Preparing your home is one of the most important steps in the selling process. It involves more than a fresh coat of paint and a tidy yard. A well maintained home can command a higher price and sell faster, because buyers walk in and immediately see themselves living there.

Declutter and clean

Remove personal items, clutter, and excess furniture to make rooms appear larger and more inviting. Consider hiring a professional cleaning service if needed.

Repairs and maintenance

Address necessary repairs, such as plumbing issues, before listing. Handling them now helps avoid delays and renegotiation later in the process.

Make your home smell good

A pleasant smell creates a positive impression. Candles, diffusers, or freshly baked cookies before showings can make the home feel welcoming from the front door.

Curb appeal

The outside is the first thing buyers see. Keep the yard well maintained and tidy, remove clutter or debris, trim bushes and trees, and plant flowers to add color.

Flooring

If your home has carpet, clean it, or consider replacing worn carpet with hardwood or laminate. Hardwood floors are popular with buyers and can increase your home's value.

Painting

A fresh coat of paint goes a long way in making a home look fresh and new. If your walls have a bold or unusual color, consider repainting in a neutral color to appeal to more buyers.

Before you renovate, talk to Pat first. You may be tempted to start an extensive renovation to increase your home's appeal. Before you start swinging hammers and spending money, let us talk. There are often easier and more effective ways to increase your home's value, and the right prep depends on your home, your timeline, and your neighborhood.

Avoid the Pitfalls

Common mistakes home sellers make

Selling can feel stressful and overwhelming, especially the first time. These are the mistakes that cost sellers time, money, and buyers. Tap each one to see why it matters. Pat works with you at every step to help you avoid all seven.

Staging

Staging your home

Staging helps potential buyers envision themselves living in your home, and it can increase the overall value buyers place on it. In today's market, staging matters more than ever, because buyers are looking for move in ready homes that require minimal work. There are two main approaches.

DIY staging

You stage with what you already own, guided by a clear plan. For many homes, this is all staging needs to be.

  • ✓Start with decluttering and deep cleaning your home
  • ✓Rearrange your furniture to create a more open and flowing space
  • ✓Add plants or flowers to bring life and color into the home
  • ✓Use neutral colors for walls and decor to create a calm, inviting atmosphere
  • ✓Add cozy touches like throw pillows, blankets, and candles

Professional staging

A professional stager brings furniture, decor, and an outside eye, staging each room around how buyers will actually move through and photograph the home.

  • ✓Best for vacant homes, unique layouts, or higher price points
  • ✓Helps rooms photograph at their best for your online listing
  • ✓Pat will tell you honestly when professional staging is worth the cost, and when DIY is enough

Either way, the goal is the same: a home that stands out to buyers the moment they see it, online and in person.

Marketing

Your home's internet presence

Most buyers start their search online, so your home has to stand out there first. Together we cover all bases, with full service photography and a comprehensive internet marketing approach, so your home gets the attention it deserves and reaches the most buyers possible.

Offers

What to do when buyers make an offer

When a buyer makes an offer, the next steps are crucial. Do not make the common mistake of thinking contract price is the only thing that matters. Pat reviews and evaluates every part of the contract with you, negotiates on your behalf, and protects your interests before anything is signed.

The headline number

The amount the buyer is offering for your home. Important, but only one piece of how strong an offer really is.

Typically 1%

A good faith deposit from the buyer, typically 1 percent of the purchase price. It shows the buyer is serious about the purchase.

Typically 0.5% to 2%

A non refundable fee paid by the buyer, typically 0.5 to 2 percent of the purchase price, for the opportunity to inspect and evaluate the property.

Usually 14 to 21 days

The time frame in which the buyer can conduct inspections and appraisal and decide whether to proceed with the purchase.

Cash or mortgage

Cash offers come with proof of funds. Mortgage offers come with a lender preapproval letter. Pat checks both before presenting an offer to you.

Typically 30 to 45 days

The timeline from offer to closing, typically 30 to 45 days. The right date has to work for your move, not just the buyer's lender.

Conditions to watch

Additional conditions in the contract that must be met. Each contingency is a place a deal can slow down or fall apart, so each one gets weighed.

Absolutely critical

Buyers should be pre-approved and provide proof of funds before an offer is presented. Pat personally pre-qualifies any buyer who presents an offer on your home and handles all communication before bringing it to you.

“Pat is truly amazing in every way. He is friendly, available, honest, and his knowledge is beyond useful. Pat guides you through the entire process with great care and proficiency. There is no one else I would trust with my family's home purchase.”

Before You Accept

Important tips to know before selling

Do not just take any offer. Have a strategy in place before accepting one. A high priced offer can also come with a shorter due diligence period, tighter financing, or contingencies that put the deal at risk. A majority of deals that fall apart do so over financing or due diligence, so those terms get just as much attention as price. Ask Pat about a buyer's offer checklist before you accept.

Saving on closing costs

The buyer typically pays closing costs, but the split is negotiable, and you can ask the buyer to help cover some of yours. Seller closing costs are typically around 1 to 2 percent of the sale price, so even a small shift in who pays what changes your net.

Capital gains on your sale

If you have owned and lived in your home for at least 2 years, there is generally no tax on capital gains of up to $250,000 per person, or $500,000 for a married couple. Talk to your tax professional about your specific situation before you list.

If the appraisal comes in low

When an appraisal comes in lower than the contract price, the seller may lower the price, or the buyer may bring additional cash to make up the difference, or you meet somewhere in between. If it happens, Pat will walk you through every option before you decide.

Know Your Options

Why FSBO, iBuyers, and investors are not your best option

Many homeowners consider selling on their own, selling to an iBuyer for speed, or taking an investor offer before listing. These options can seem easier. In practice, each one is built around someone else's profit, which usually means purchasing well below market value.

For Sale By Owner (FSBO)

Nearly 90% fail to sell

Homes listed FSBO often stay on the market twice as long as homes sold by an agent, and these days nearly 90 percent of FSBO listings fail to sell. Pricing, marketing, paperwork, and negotiation all land on you, with no MLS reach behind you.

iBuyers

Around 5% service fee

iBuyers purchase your home with convenience, but the fee structure includes a service fee of somewhere around 5 percent usually, plus additional fees and repair deductions that come out of what you receive. Your home can sell for less than market value, with a reduced profit after all fees.

Investors

Below market, by design

Investors buy homes to renovate and resell, or to rent. They often offer below market rates and may present an unpredictable timeframe. Their goal is to make a profit, which means the seller will most likely not get top dollar for the home.

Listing with an agent who prices, prepares, and markets your home properly is how you compete for the full pool of buyers, not just the fastest offer. That competition is what protects your price.
